Loan programs

Every common loan type, and the one rule that decides between them.

Which program you fit is mostly down to three things: your credit, what you have for a down payment, and how you earn. Here is the honest version of each.

Conventional

The default for most buyers with decent credit. Mortgage insurance falls away once you reach 20% equity, which FHA will not do.

Built for thinner credit files and smaller savings. More forgiving on score and on past hiccups, at the cost of mortgage insurance that stays for the life of the loan.

VA

If you have served, this is almost always the best deal on the table. No down payment, no monthly mortgage insurance, and rates that usually beat conventional.

USDA

Zero down for homes in eligible areas, and "rural" covers far more of the map than people expect. Income caps apply and the property has to qualify, not just you.
